What do you need to do to ensure that your property is ready for new tenants?

You have decided to rent out your Hanmer Springs property. Besides cleaning it, what else do you need to do to ensure that it is ready for new tenants?

A property must meet all legal requirements before it can be rented.

  1. Make sure the property is in a resonable condition
  2. Meet all relevant building and health and safety standards
  3. Healthy Homes Standards must comply within 90 days of a new or renewed tenancy agreement - https://www.tenancy.govt.nz/healthy-homes/
  4. All rental properties must have insulation in the ceiling and floors (some exemptions apply) - https://www.tenancy.govt.nz/maintenance-and-inspections/insulation-in-rental-properties/
  5. All maintenance and repairs to the home are completed before tenants move in
  6. Must have working smoke alarms - all smoke alarms have expiry dates and need to be checked - https://www.tenancy.govt.nz/maintenance-and-inspections/smoke-alarms/
  7. Organise landlord insurance
  8. Decide on furnished or unfurnished
  9. Decide DIY or engage with a property manager

On top of meeting the above before it can be rented. You must also:

  1. Advise potential tenants if the property is going to be sold
